The Beam Park Regeneration is being brought forward in a partnership between L&Q, the Greater London Authority and Countryside. The regeneration is an opportunity to create a community that everyone will enjoy, with open spaces and quality homes for all. Since 2019, construction has been underway with the delivery of over 1,000 new homes, a medical center, a nursery, multifaith centre and a primary school within phases 1 and 2 of Beam Park, within the London Borough of Havering. Beam Park welcomed its first residents in 2020 who are enjoying their high-quality homes, and the new 2.5 hectare central park is due to complete in Summer 2024.

Phases 1 and 2 of the regeneration will deliver the following:

Original hybrid consent February 2019

50% affordable and 25% family housing
Phase 1 start on site March 2019 comprising 640 homes
Phase 2 start on site October 2020 comprising 514 homes

• 1,154 homes now under construction
Sales and marketing suite launch May 2019

• Over 3.5m of investment

• Potential for future education use
1st occupations in September 2020
Phase 1 completion due in Summer 2022
Infrastructure being delivered across phases 1 and 2:

• Medical centre (February 2022)

• 2 form entry Primary School (outline approval 3 form) (June 2022)

• Retail/restaurant space (October 2022)

• Nursery (January 2021)

• Proposed railway station

• Multi faith Centre

• Central Park

• Gym/leisure centre (August 2023)

The Beam Park partnership is now looking to improve the existing design of phases 3-8 in the London Borough of Barking and Dagenham and would welcome the opportunity to present the plans to you and to receive your feedback.

Phases 3-8 are the final stages of the wider Beam Park development, which have existing consent to deliver over 2,000 homes. The Beam Park partnership is now looking to improve the existing design to deliver over 700 additional homes, consolidated public open space (including a brand new park for the benefit of all). These proposals will maintain 50% affordable housing across the development and provide 25% family sized homes (3 bed and 4 bed homes) for Barking and Dagenham.
